Retrofitting Your Driveway with Radiant Heat (Part I)

It’s Not Too Late to Heat Your Driveway

Are you considering a radiant snow melting system for your driveway or sidewalks? Perhaps you’ve seen some heated driveways in action and wondered how nice it would be to never have to worry about shoveling snow again.

What some folks don’t know is that existing driveways can be retrofitted with radiant heat. That’s right! Snow melting systems are not just for installation in new construction jobs; you can upgrade your existing driveway so that you too can enjoy the benefits of a radiant heated driveway.

Of course, a great deal depends on the type of driveway that you currently have. Asphalt driveways are the easiest to retrofit with radiant heat, but fear not, concrete driveways can also be modified to incorporate a state-of-the-art radiant snow melting system.

How is it Done?
The ClearZone snow melting system features rugged heat cable that is designed to withstand the extreme temperatures of hot asphalt applications. So if you are looking to heat your asphalt driveway, the process may be easier than you imagined. The cable is laid on top of the old asphalt and then the new layer of asphalt in installed and compacted on top.

The ClearZone heat cable is available on spools or pre-spaced in mats that can be easily rolled out during installation. Simply roll out the heat cable like a sleeping bag over the existing driveway and then apply the new layer of asphalt directly on top. (While you can do much of the cable installation yourself, it is important that a qualified electrician connect the wiring for the snowmelt system.)

The ClearZone heating cable is UL listed and features single point connection with FEP/XLPE insulation, polyolefin jacketing design (for flexibility and UV protection), allowing the radiant heat system to consistently provide top performance during harsh winter conditions. The ClearZone cable is rated at 220°F and is designed and built to outperform all competing products.

In addition to the heat cable, the driveway heating system also consists of an activation device (snow sensor) and controller. When the snow sensor detects precipitation and the temperature is below a set point (usually set at 39 degrees Fahrenheit), it triggers the controller which then activates the system. It is fully automated, so you don’t have to worry about a thing. The controller also features a manual timer to melt snow in case of snow drifts or ice forming in shady areas.

The process of retrofitting a concrete driveway is considerably different than that of asphalt retrofit applications. By using concrete saw-cut technology, grooves are cut in the existing concrete, and the heat cable is then placed in the grooves and then sealed, using an epoxy topcoat. (This process can also be used for asphalt driveways.) If desired, a sand broadcast can be applied to the surface before the epoxy cures for additional traction and safety.

Project Spotlight
You probably know how outdoor radiant heating cable is installed before pouring the concrete, but what happens when you want to install it in existing cement? That was the problem Warmzone needed to solve for Lockheed Martin, an advanced technology company located in Denver, Colorado.

Lockheed Martin has a 5500 square-foot ramp accessing a rooftop parking garage. The concrete ramp proved difficult to plow in the winter, and costs to maintain the structure had grown increasingly expensive. During the day, some snow would melt, but the water would re-freeze at night, creating stress on the concrete and making it difficult for employees to access the parking lot in the morning.

Warmzone’s ClearZone snow melting system proved to be the perfect solution, and installers from Silver Leaf Home Improvements in Montrose, Colorado were up for the job!

The solution was simple. Using concrete saw-cut technology, grooves were cut into the ramp from edge to edge at 4-inch spacing. The ClearZone 480 volt, three-phase radiant heat cable was then laid into the grooves and sealed into the ramp using an epoxy topcoat. Before the epoxy cured, Silver Leaf applied a sand broadcast on the surface to create added traction and safety to the ramp.

The end result was a radiant heated ramp with an automatic sensor to activate the system during bad weather – good news for employees of Lockheed Martin! Not only does the ramp require less maintenance with the new radiant heat system, the lifespan of the ramp has also been extended! Plow systems, snow melting chemicals and expanding ice weaken and crack cement, significantly shortening its lifespan.

Components Needed for Rough-in:

1) Driveway Rough-in Kit – The “rough-in” kit contains a backplate, cold lead, and splices. The backplate is installed between studs on a wall and the control unit for the driveway heating system is mounted to the backplate. The cold lead is a non-hot wire that is used to run power from the control unit to the low-voltage heating cable. Splices are used to connect the cold lead to the cable.

2) Driveway Heating Element – A heat resistant cable is the electric heating element used for all driveway snow melting applications. The cable is secured to the remesh, spaced at 6 inches and raised with the remesh (using MeshUps, dobies or chairs) to be within 2 inches of the surface. The concrete is then poured over the cable.

The materials for your “heat ready driveway” can be purchased for only a couple of dollars – or less – per square foot. You can then purchase the remainder of your snowmelt system at a later time. Even if you never activate your heated driveway, “roughing-in” a driveway heating system will increase the resale value of your home.

Project Spotlight – Heated Driveway in Pennsylvania

is newsletter is all about getting ready for winter snow storms with outdoor snow melting systems, so it seems fitting for our Project Highlight to feature a residential heated driveway installed by one of our longtime customers and veteran contractor, Nathan Moyer, from Accent Radiant Heating. This heated driveway turned out so beautifully, we’ve even featured photos from the project on our website.

The Riley family home is located in Milford, Pennsylvania, in a rural neighborhood that receives icy precipitation all winter long. The 1300-square foot driveway required constant maintenance, which became a problem for the Riley’s, of whom suffer from back problems. The house sits on the top of a small hill, making their driveway incline at an approximate slope of 15 degrees. The incline and size of the driveway, combined with the physical challenges of shoveling the snow, made installation of a snowmelt system a necessity.

Prior to winter, the Riley’s gave Accent Radiant Heating a call to explore their options for snow removal systems. Because their existing driveway was built of asphalt, Nathan recommended laying the heating cables on top of the old asphalt. The ClearZone snow melting system was recommended because of its’ unique ability to withstand the high temperatures of the new asphalt.

Using the ClearZone mats snow melting system (with the cable rows pre-spaced and woven into a flexible mat), laying the cables for the driveway was simply a matter of unrolling and connecting four rows of CZ mats. Nathan installed the entire 1300 square feet of radiant cables in about three hours.

After the cables were installed, the new layer of asphalt was shoveled over the cables, using the standard steps for laying asphalt. The installation and wiring of the heating cables to the automatic sensor and control units took Nathan approximately five hours to complete.

The end result was a beautiful new asphalt driveway and automated snow melting system that added only one day of work to a standard asphalt driveway repave.

Several of the people in my area are over the age of 75 and live alone. Being in an area that receives heavy snow fall, I can’t help but wonder how they can manage snow removal. More often than not, the elderly are at the mercy of their family or neighbors’ hospitality. Many elderly feel as though they are burdens to others, and some even hire professionals to remove snow. Senior citizens especially would benefit immensely from an automatic heated driveway or walkway snow melting system.

Considering that 50 percent of people over the age of 75 will either die or be forced to enter institutional care because of injuries sustained from falls, any kinds of safety precautions are extremely important.
